Auburn has fewer homes for sale, and that is shaping every move
The number that matters most right now is 15. That is how many homes the Real Estate Data Aggregator counted for sale in Auburn's ZIP code 03032 during the three months ending August 31, 2026. A year ago there were more than twice as many. That drop shapes everything else you will read here.
Nationally, the picture looks very different. Redfin reported that U.S. home sellers outnumbered buyers by 62.6% in September. Auburn is not following that pattern. Supply here fell 55.9% from a year ago, according to the Real Estate Data Aggregator. Fewer choices for buyers. More attention on each home that does come to market.
What the numbers show for the three months ending August 31, 2026
The Real Estate Data Aggregator counted 28 homes sold in 03032 during those three months. That is up 33.3% from the same period a year ago. More homes sold, fewer homes available. That combination pushed the median sale price to $825,950, up 3.8% year over year.
Homes are moving fast when they are priced right
The Real Estate Data Aggregator found that 68.2% of Auburn homes went under contract within two weeks of listing. That share is up 16.2 points from a year ago. Nearly 7 in 10 homes did not sit long. The median home took 40 days, which is 9 days shorter than last year.
Homes also sold above their asking price more often than not. The Real Estate Data Aggregator put the average sale at 102.6% of list price, up 2 points from a year ago. Still, not every home cleared that bar. The share that sold above list price was 39.3%, which is actually down 8.3 points from last year. So pricing well matters more than ever.
The national backdrop makes Auburn's supply story stand out
Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 8, 2026. That is real pressure on buyers everywhere. Redfin reported that 14.5% of homebuying deals fell through in September, the highest share in Redfin's records. Realtor.com noted that price cuts hit 20.8% of listings in September, the highest since October 2022.
Auburn is not immune to those headwinds. Pending sales here fell 12% from a year ago, according to the Real Estate Data Aggregator. New listings also slipped, down 6.9% to just 27 new homes over the period. Buyers who are serious need to be ready. Homes that are priced well are not waiting around.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Auburn's 3.8% price gain outpaced that national number. That said, one period of strong numbers does not tell the whole story for your block.
- Auburn had just 15 homes for sale and 1.6 months of supply in the three months ending August 31, 2026, both well below year-ago levels.
- Homes priced well moved in about two weeks.
- The median sale price reached $825,950, up 3.8% from a year ago.
- Nationally, rates and deal fall-throughs are rising, so preparation matters on both sides of a transaction.
