Auburn has more closed sales, but fewer homes to choose from
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. In Auburn, the Real Estate Data Aggregator counted just 15 homes for sale in the three months ending August 31, 2026. That is down 55.9% from the same period a year before. More sales, far fewer choices.

Sales jumped. Supply dropped even faster.
The Real Estate Data Aggregator counted 28 homes sold in ZIP 03032 in the three months ending August 31, 2026. That is up 33.3% from the same three months in 2025. At the same time, new listings fell 6.9%, to just 27. The homes coming to market are not keeping up with the homes getting sold.
Prices are up, and homes are moving quickly.
The Real Estate Data Aggregator put the median sale price in Auburn at $825,950 for the three months ending August 31, 2026. That is up 3.8% from the same period a year before. For comparison, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Auburn is running a little ahead of that national pace.
Homes are also moving faster. The Real Estate Data Aggregator found that 68.2% of Auburn homes went under contract within two weeks of listing, up 16.2 points from a year before. The median time on market was 40 days, which is 9 days shorter than the year before.
Most homes sold above asking price.
The Real Estate Data Aggregator found that the average Auburn home sold for 102.6% of its list price in the three months ending August 31, 2026. That is up 2 points from a year before. About 39.3% of homes sold above list price, though that share is down 8.3 points from a year ago. Not every home drew a bidding war, but sellers still had the upper hand more often than not.
One thing buyers cannot ignore: mortgage rates.
Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That adds real cost to any purchase. It has not stopped Auburn buyers from competing, but it is a real factor in how far a budget stretches.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Auburn has not followed that pattern. The data here still shows sellers getting more than asking, on average.
