Auburn inventory is tight, even as more homes are selling

The one fact that changes what you should do right now: Auburn had just 15 homes for sale in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is a 55.9% drop from the same period a year before. Fewer homes on the market means less competition for sellers. For buyers, it means fewer choices and a need to have a clear plan before you look.

Nationally, Realtor.com counted 1.16 million active listings in September 2026. Auburn is nowhere near that kind of supply. The Real Estate Data Aggregator put Auburn's months of supply at just 1.6 months for the same period. Anything under two months is a very tight market. Sellers here are not fighting a crowd.

More homes are selling, and selling faster

Even with tight supply, buyers are showing up. The Real Estate Data Aggregator counted 28 homes sold in Auburn in the three months ending August 31, 2026. That is up 33.3% from the same three months in 2025. Homes are also moving faster. The median days on market dropped to 40 days, which is 9 days shorter than a year before.

Speed is the word for Auburn right now. The Real Estate Data Aggregator found that 68.2% of homes went under contract within two weeks of listing in the three months ending August 31, 2026. That share is up 16.2 points from a year before. Nearly 7 in 10 homes found a buyer in under two weeks.

Prices are up, and sellers are getting more than asking

The Real Estate Data Aggregator put the median sale price in Auburn at $825,950 for the three months ending August 31, 2026. That is up 3.8% from the same period a year before. For context, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Auburn is outpacing the national number.

Sellers are also closing above their asking price. The Real Estate Data Aggregator found that the average sale came in at 102.6% of list price, up 2 points from a year before. That said, 39.3% of homes sold above list price, which is down 8.3 points from last year. Not every home sparked a bidding war, but most sellers still came out ahead of their asking number.

Mortgage rates are a real factor for buyers

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That adds to the cost of every offer a buyer writes. With only 15 homes to choose from in Auburn, buyers need to know their numbers before they walk through a door.

New listings are slipping

The Real Estate Data Aggregator counted 27 new listings in Auburn in the three months ending August 31, 2026. That is down 6.9% from a year before. Fewer new listings coming in, combined with strong sales going out, is what keeps supply so thin. There is no sign that is changing fast.

One thing worth knowing: the numbers above cover all of ZIP code 03032. One street can read very differently from the ZIP as a whole. Price, speed, and competition can shift a lot depending on where a home sits. If you want to know what the data looks like for your specific address, I am happy to take a closer look.
