Bedford has fewer buyers and fewer sellers at the same time
The most important thing to know about Bedford right now: both buyers and sellers stepped back at the same time. That changes how you should think about pricing and timing, whether you own or you're shopping.
These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 90 homes sold in ZIP 03110, down 16.7% from the same period in 2025. New listings fell just as sharply, down 17.1% to 92. Fewer people listed. Fewer people bought. The pool on both sides got smaller.
Why so many people are sitting still
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That is a real weight on monthly payments. Realtor.com noted that rates topped 7% for the first time since January 2025. When borrowing costs are this high, some buyers wait. And sellers who locked in lower rates years ago often choose to stay put rather than trade up into a higher payment.
The result is a thinner market. Pending sales in Bedford dropped 25.9% year over year, according to the Real Estate Data Aggregator. That is the sharpest pullback in the data. It tells you the slowdown is not just about what closed. It is about what is in the pipeline too.
The homes that did sell moved fast and above asking
Here is the honest twist: the smaller pool did not make things easier for buyers. The Real Estate Data Aggregator shows the median sale price in ZIP 03110 came in at $814,500, down just 1% from a year ago. Prices held.
More than half of homes sold above list price. The Real Estate Data Aggregator put that share at 52.2%, up 1.3 points from a year ago. The average sale came in at 101.5% of list price. Sellers who priced well still got more than they asked.
Speed still mattered. The Real Estate Data Aggregator found that 57.8% of Bedford homes went under contract within two weeks of listing. That is down 2.9 points from a year ago, so it slipped a little. But more than half of homes still moved that quickly. The right home, priced right, did not sit.
What the national picture adds
This is not just a Bedford story. Realtor.com reported that price cuts hit 20.8% of listings nationwide in September, the highest share since October 2022. That tells you sellers elsewhere are adjusting. Bedford's median price held close to flat, which says local demand is still doing its job, even with fewer participants.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Bedford's 1% dip in median price is a small move against that backdrop, not a warning sign on its own.
What this means if you own in Bedford
With only 1.7 months of supply, inventory is still tight. That gives sellers some footing. But pending sales fell 25.9%, so the buyer pool is thinner than it looks on paper. Pricing accurately from day one matters more now. Overpriced homes will sit. Well-priced homes still get multiple looks and often sell above asking.
If you are buying, the 33-day median gives you a little more time than last year. But 57.8% of homes still go under contract in two weeks. When you find the right place, moving decisively still counts.
- Bedford's market got smaller on both sides.
- Fewer sellers listed, fewer buyers bought.
- But the homes that sold still moved fast and mostly above asking.
- Prices dipped just 1%.
- The market is thinner, not broken.
One more thing worth saying: these numbers cover all of ZIP 03110. One street can read very differently from the ZIP as a whole. A neighborhood with more turnover, or one where almost nothing listed this summer, will have its own story.
