Bedford prices held steady even with fewer sales

Here is the one thing that matters most for Bedford homeowners right now. Fewer homes sold, but prices barely moved. The Real Estate Data Aggregator counted 90 homes sold in ZIP 03110 during the three months ending August 31, 2026. That is down 16.7% from the same period a year ago. Yet the median sale price came in at $814,500, only 1% lower than a year before. A big drop in sales did not pull prices down with it.

To put that in context: the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Bedford dipped 1% over a similar stretch. That is a softer result, but it is a long way from a price collapse. Prices here held up even as fewer people were buying and selling.

Buyers are still competing

Slower does not mean easy for buyers. The Real Estate Data Aggregator shows that 52.2% of Bedford homes sold above list price in the three months ending August 31, 2026. That share is actually up 1.3 points from a year ago. And the average sale came in at 101.5% of list price, down just 0.2 points. Sellers are still getting more than they ask, on average.

Speed tells a similar story. The Real Estate Data Aggregator found that 57.8% of Bedford homes went under contract within two weeks of listing. That is down 2.9 points from a year ago, so things are a touch slower. But nearly 6 in 10 homes still found a buyer in two weeks or less. That is a quick market by most measures.

Fewer listings, fewer sales

The drop in sales is real, and it is worth naming plainly. The Real Estate Data Aggregator counted 92 new listings in Bedford during the three months ending August 31, 2026, down 17.1% from a year ago. Pending sales fell 25.9% to 83. When fewer sellers list, fewer deals close. That is the main story behind the lower sales count, not a lack of buyer interest.

What mortgage rates mean for this market

Rates are not helping. Freddie Mac put the average 30-year fixed mortgage at 7.40% as of October 8, 2026. Realtor.com noted that rates topped 7% for the first time since January 2025. Higher rates make monthly payments larger, which pulls some buyers to the sideline. That likely played a part in Bedford's slower sales pace. At 1.7 months of supply, though, the market is still well below the 6 months that typically signals a balanced market.
