Boston has more listings, but deals are not moving much faster
Here is the number that matters most if you own a home in Boston: inventory is up 32.8%, but pending sales slipped 0.5% in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. More homes are competing for roughly the same number of buyers. That is the whole story in two lines.
Realtor.com reported that Boston area homes took 6 more days to sell in September 2026 compared to a year before. Homes are not sitting forever, but they are sitting longer. Sellers who priced for last year's pace are finding out the hard way.
Mortgage rates are not helping buyers move faster. Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. Fannie Mae, as reported by CNBC on October 14, 2026, forecast that same rate to average 7.4% through the fourth quarter of 2026. Buyers are being careful. You can see it in the pending sales number.
Not every ZIP code reads the same
The citywide numbers hide a wide range. Some ZIP codes are moving quickly. Others have slowed down a lot. The Real Estate Data Aggregator counted the three months ending August 31, 2026, and here is how days on market compared across the ZIP codes in this market.
ZIP 02129 (Charlestown) moved fastest. The Real Estate Data Aggregator counted a median of 19 days on market there, with 45.7% of homes going under contract within two weeks of listing. The median sale price was $1,165,000, up 11% from a year before.
ZIP 02143 (Somerville) was close behind. Median days on market were 22, and 53.3% of homes went under contract within two weeks, the highest share of any ZIP code in this market. The Real Estate Data Aggregator put the median sale price at $1,060,000, up 1% year over year.
ZIP 02114 (Beacon Hill and West End) told a different story. The Real Estate Data Aggregator counted a median of 53 days on market, 25 days longer than a year before. The median sale price dipped 4.3% to $751,000. Only 11.6% of homes went under contract within two weeks, down 27.9 points from last year. That is a sharp shift.
| 02129 | 02143 | 02149 | 02145 | |
|---|---|---|---|---|
| Median sale price | $1,165,000 | $1,060,000 | $745,000 | $800,000 |
| Days on market | 19 | 22 | 26 | 29 |
| Sale to list price | 100.6% | 100.9% | 99.2% | 98.6% |
| Sold above list | 37.9% | 46.8% | 35.9% | 23.6% |
Where prices moved up and where they slipped
Price changes were mixed. The Real Estate Data Aggregator showed ZIP 02129 up 11% and ZIP 02149 up 6.5% year over year. But ZIP 02145 dropped 26.3% and ZIP 02109 dropped 30.2%. Those two drops are large, and they reflect a shift in what sold, not necessarily that every home lost value. Fewer high-end sales in a small ZIP code can move the median a lot.
Realtor.com reported the median home price in the Boston-Cambridge-Newton metro area at $784,778 in September 2026. That is a broader measure, and it shows the wider market is still holding value even as some individual ZIP codes saw their medians fall.
More supply, but buyers are not rushing
ZIP 02150 (Chelsea) saw homes for sale jump 52.6% year over year, according to the Real Estate Data Aggregator. Pending sales there fell 26.2% in the same period. More homes, fewer buyers moving forward. Months of supply climbed to 4.9, up 2.2 months from a year ago.
ZIP 02145 (Somerville, east side) saw homes for sale rise 75.6%. That is the biggest inventory jump of any ZIP code here. New listings climbed 26.1%. Yet the sale-to-list ratio slipped to 98.6%, down 0.8 points. Sellers are getting close to their asking price, but the edge has softened.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from the prior month on a seasonally adjusted basis. Boston's picture is more varied than that national headline suggests.
What this means for you
If you are selling, you have more competition than you did a year ago. Pricing carefully matters more now. Homes in ZIP 02114 sat for a median of 53 days. Homes in ZIP 02129 sat for 19. The difference is real, and price is a big part of why.
If you are buying, you have a little more room to breathe. Fewer homes are going above list price than a year ago in almost every ZIP code here. The share of homes that sold above list in ZIP 02149 dropped 16.7 points to 35.9%. In ZIP 02129 it dropped 21.9 points to 37.9%. You still need to be ready to move, but the frenzy has cooled.
- Boston has more homes for sale, but buyers are not rushing to match.
- Pending sales across the market slipped 0.5% even as inventory climbed 32.8%, per the Real Estate Data Aggregator.
- Realtor.com says it is taking 6 more days to sell than a year ago.
- The market is not stalled, but it is slower and more selective.
- Price and location still drive everything.
One more thing worth noting: the citywide numbers are a starting point, not the whole answer. A street in ZIP 02143 can read very differently from one in ZIP 02114, even though both are in Boston. If you want to know what is happening on your block, that takes a closer look.
