Market 1 is still moving with less supply
The one fact that changes what you should do: inventory in Market 1 fell 18% from a year ago, according to the Real Estate Data Aggregator. Fewer homes for sale means less competition if you are a seller. But with Freddie Mac putting the 30-year rate at 7.40% as of October 15, 2026, buyers are working with tighter budgets. Price your home right, and it moves. Price it wrong, and it sits.
These numbers cover the three months ending August 31, 2026.
Sales are up even as supply shrank. The Real Estate Data Aggregator counted 373 homes sold across Market 1, up 2.8% from the same three months in 2025. At the same time, only 155 homes were for sale, down 18%. More sales, fewer choices. That is a tight market by any measure.
Rates are real, but buyers are still showing up
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That is not a small number. It limits what a buyer can borrow. But Market 1 still closed 373 sales in three months. Pending sales across the market were 362, up 0.6% from last year, per the Real Estate Data Aggregator. Buyers are adjusting, not disappearing.
How each ZIP code read
The market-wide numbers tell one story. Each ZIP tells its own.
Bedford (03110): prices dipped a little, but sellers still win above list
The Real Estate Data Aggregator shows the median sale price in Bedford at $814,500, down 1% from a year ago. That is a small dip, not a slide. More telling: 52.2% of homes sold above list price, up 1.3 points from last year. Homes that were priced well still drew competition. The Real Estate Data Aggregator counted 90 homes sold and 50 for sale, with 1.7 months of supply.
Auburn (03032): inventory collapsed, prices climbed
Auburn had the sharpest inventory drop in the market. The Real Estate Data Aggregator counted just 15 homes for sale, down 55.9% from a year ago. With that little supply, the median sale price rose to $825,950, up 3.8%. Homes went under contract faster too: 68.2% were under contract within two weeks of listing, up 16.2 points. When supply falls that hard, well-priced homes move quickly.
Hooksett (03106): more listings, more sales, prices up
Hooksett was the one ZIP where new listings grew. The Real Estate Data Aggregator shows 70 new listings, up 14.8% from last year. Sales kept pace: 64 homes sold, up 6.7%. The median sale price reached $520,500, up 2.6%. More than half of homes, 53.1%, sold above list price. Hooksett added supply and still held its price.
Manchester 03104: the biggest price gain in the market
Manchester's 03104 ZIP had the strongest price growth. The Real Estate Data Aggregator puts the median sale price at $520,000, up 8.9% from a year ago. Sales rose 10.7% to 135 homes. Pending sales jumped 26.8% to 142. The median home sold in just 20 days, 2 days faster than last year. Not every number was up: the sale-to-list ratio slipped 1.7 points to 100.4%. But demand here is clear.
Manchester 03109: the tightest ZIP in the market
Manchester's 03109 ZIP had just 0.6 months of supply, the lowest in Market 1, per the Real Estate Data Aggregator. Homes sat for a median of 11 days. Nearly 3 in 4 homes, 73.2%, sold above list price. Inventory fell 47.6% to just 11 homes for sale. The median sale price held at $497,467, unchanged from a year ago. Prices did not need to rise. Supply was already doing the work.
Speed: how fast did homes move?
What the wider picture says
The National Association of Realtors reported 3.99 million existing-home sales nationally in September 2026. Nationally, the NAR counted 1.60 million homes for sale that month, and existing-home prices were up 1.3% from a year before. Market 1 is moving faster and tighter than the national picture suggests.
- Market 1 sold more homes than a year ago, even as supply fell 18%.
- Rates are at 7.40%, which limits what buyers can pay.
- That makes pricing and preparation matter more, not less.
- Every ZIP in this market had under 2 months of supply.
- In 03109, it was just 0.6 months.
- Well-priced homes are still moving fast.
One more thing: the market-wide numbers are a starting point. One street can read very differently from the ZIP code around it. If you want to know what the numbers say about your specific address, just reach out.
