Market 1 is still tight, even with more listings coming on

Real estate, Market 1

These numbers cover the three months ending August 31, 2026. That is the period you should keep in mind as you read.

The National Association of Realtors reported that U.S. inventory reached 1.60 million homes in September 2026. That sounds like relief. But the Real Estate Data Aggregator counted just 155 homes for sale across Market 1 in the same period, down 18% from a year before. More listings are coming on nationally. Here, supply is still tight.

The Real Estate Data Aggregator shows more homes are coming to market, up 2.5% across all five ZIP codes. And more are selling, up 2.8%. But the total number of homes available still fell 18%. That gap matters. Demand is absorbing new supply almost as fast as it arrives.

Rates are adding pressure on buyers

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year averaged 6.68%. Those numbers slow some buyers down. But in this market, the Real Estate Data Aggregator shows homes are still selling above list price across every ZIP code. Rates are a headwind, not a stop sign.

Each ZIP tells a different story

Manchester 03109: the tightest corner of the market

The Real Estate Data Aggregator counted just 11 homes for sale in ZIP 03109, down 47.6% from a year before. Months of supply sat at 0.6. The median days on market was 11. Nearly 3 in 4 homes, 73.2%, sold above list price. This is the most competitive ZIP in the market right now.

Bedford and Auburn: higher prices, a little more time

The Real Estate Data Aggregator put the median sale price in Bedford (03110) at $814,500, down just 1% from a year before. In Auburn (03032), the median was $825,950, up 3.8%. Both ZIPs still showed buyers paying over list. Bedford averaged 101.5% of list price. Auburn averaged 102.6%. But homes took longer: 33 days in Bedford, 40 in Auburn. Sellers here need sharp pricing to capture that competition.

Hooksett and Manchester 03104: more listings, still moving fast

Hooksett (03106) saw new listings rise 14.8%, according to the Real Estate Data Aggregator. Manchester (03104) saw new listings jump 24.3%. Both ZIPs still had months of supply at just 1.2. More than half of homes in each ZIP sold above list price. The extra listings are not loosening things much.

Redfin reported the U.S. median days on market at 50 as of October 22, 2026. Every ZIP in this market beat that number. The slowest local ZIP, Auburn at 40 days, still matched the national pace. The fastest, Manchester 03109 at 11 days, was less than a quarter of it.

What the national picture misses

The National Association of Realtors reported existing-home sales across the U.S. reached 3.99 million units in September 2026. National prices rose 1.3%. Those are broad averages. The Real Estate Data Aggregator shows this market moving faster and with tighter supply than those numbers suggest. The local story and the national story are not the same story.

In short
  1. More listings are coming on, and that is a real shift.
  2. But with 155 homes for sale across five ZIP codes, down 18% from last year, and most homes still selling above list price, this market remains tight as of the three months ending August 31, 2026. The ZIP you are in changes that picture significantly.

One street can read very differently from the whole ZIP code. The numbers above are a starting point, not the full answer for your home.
